While I think there are occasions when senior referral agencies provide real value to seniors and even to senior communities I mostly view them as a collection of parasites that sucks millions of dollars per year out of the pockets of senior communities, dollars that could be used to reduce costs, improve programs and even increase industry profits.
(As a disclaimer, I do from time to time come across local marketplace referral agencies who work hands-on with residents, their families and senior communities. These guys provide a real service and earn their money.) A few weeks ago I came across an article about a new company called Silver Living that had developed a new senior living portal that is part referral agency, part directory company and part consumer rating company, I got to wondering if they might have a platform that would provide real value and take a bite out of the big national referral companies.
Silver Living
Silver Living was conceived by Tal Ziv an industry outsider which may be a plus, allowing him to approach the problem from a different viewpoint. His grandmother needed assisted living and he started with a computer search. He quickly came to startling realization that internet was full of pretty pictures and nice words, but very little in the way of hard information. The result was Silver Living.
Here is how it works:
- There is no cost to the community to be listed at Silver Living but they tightly control the number of communities and the quality of those communities in each market area.
- The scary part for the senior living community is that Silver Living then engages in an extensive due diligence process on each new community. They take a look at inspection reports, mystery shop the community, they talk to residents, families and staff. They also take their own photographs of the community. Finally they compare pricing to what is offered to determine value. At the end of the process, which can take up to six months, the senior community ends up with a star rating and a comprehensive listing that contains substantive information that will help a consumers develop an accurate understanding of what the community is offering.
- What this means to consumers is the ability to have a much more objective view of the community, the services, prices and quality and perhaps as importantly what services are not provided.
There are three big wins for the listed senior communities:
- Only a limited number of communities are listed in a given market area.
- When a referral is made it goes only to the one senior community the prospect selects. There is no blast to all of the senior communities in the market catchment area.
- While they do charge for move-in’s it is a much smaller percentage of the first month’s fee than the big name referral agencies charge.
Right now they are serving the Northeast, but will be rapidly expanding into the following markets:

I think this is a very cool concept and see virtually no downside for the senior communities. I do worry though, that Silver Living will have a hard time making a go of it, just because they provide so much data to prospects without ever requiring them to register. This is a pretty easy fix if they need to make it. I’m not a senior housing professional, but am a real estate who works exclusively with seniors and their families. In Minnesota we have these referral companies, and for the most part, they do a good job. From where I sit, there’s a vacuum in the market these referral companies are filling. The vacuum is that there is not one online source for consumers to search senior housing AL, IL, CCRCs, Cooperatives, etc. It just doesn’t exist. I’ve long thought we could include senior housing into the multiple listing service in Minneapolis….the infrastructure is already there. At the very least it would provide a searchable database for senior housing, that doesn’t exist now.
I like your idea Lisa. But I hope you don’t mean that only Realtors can have access to the database. What I mean is that we have to pay you 6% fee for every move in and only realtors could show the available properties! That would mean an RN matches clients to senior ALs would be required to be a licensed real estate agent too.
Silver Living is a great concept, but as I told Tal the other day – when I did some personal searches in the database, I did not see the reviews no matter how deep I dug into the data. What I found was the sliding scale rating system which didn’t tell me much.
But hey, maybe I was using the system incorrectly.

Thank you for clarifying. No we don’t just want any one group to have access to an online database. The point is for there to be a search friendly database of ALL senior housing available to EVERYONE. This includes RNs, Social Workers and seniors and their families–anyone who wants it–with there not being any additional charge to the consumer to get the information. In Minneapolis and most other parts of the US the multiple listing service has data feeds out to other internet sites. The infrastructure already exists. This means there doesn’t need to be a new costly solution put together by the professional associations. Input the listing, and it is syndicated to numerous websites.
Now, this doesn’t help families determine the BEST senior housing option, considering finances and health care requirements. It doesn’t take away the knowledge that RNs and Social Workers have that help ease this transition….but it is an infrastructure already available that senior housing could plug into.

We do not make mass referrals, and we literally tour with each client. We care about our Seniors and the impact transition into care has on a family. We are not in existence to create added unwarranted costs to Senior communities. We know that if we make a great match the costs are much less than having Senior Communities spend $$$ on marketing and hosting events. We are the answer to your marketing challenges. We are here to provide good information so Seniors make the right choice to get the best quality care. We prefer Senior Communities put $$ back into their communities and focus on what they are there for : Providing Quality Care

The MLS is more accessible now, or much of the data in it, that is, so that’s a great idea for listing senior housing. As far as rating, does someone rate all the condos for us?
I’m actually both a Real Estate Appraiser, (general housing specialist) And an ALF Administrator, with one small group home (6 beds) in SE Florida. I do have to agree with Steve’s general assessment – hardly Anyone tours With families nowadays, and many agencies Do send out Blast emails or faxes, for us to scrabble over, much as Appraisal Management Companies do for Appraisal work… Very disheartening, and to owe them a month’s rent at the end of the day, without them having seen my place, except one time, is just cold and yes, Steve, leeches, parasites in my own opinion. If they did it that way and charged say 1/3 of the monthly rate, ok – but a full month is hard, especially on a smaller place like mine. And to have it done this way, well…. I get referrals “Cindy is looking for a larger ALF” and I wonder, do they even bother to read my profile….
But they need a Lot of money for seeing me as just another number to blast leads out to. I figured out the problem – being a national company, Someone Else typed the data in, it went through a zip code filter, and my name came up as someone who had an opening. A Different person sent me the lead, without Reading it and seeing if it matched my profile. So again the wholesale herd/warehouse approach, which is the antithesis of the small cozy group home environment.
The growth in internet only referral agencies make the confusion that families find even worse. As Steve mentions, the local hands on version that meets with each client and visits each community regularly provides true help. We are part of a rapidly growing network that matches the personally pre-screened family specifics to a small list of communities and offer to take or introduce the family decision maker to the community marketing person or owner. There are seniors that prefer small home atmospheres as well as large bustling communities with a culture they have chosen to market. Silver Living is bringing a nice service but without local engaged advocates missing an opportunity to educate families about all options and financial options. With the growth of Assisted Transition and the response to “the system” by folks like Tal Ziv, senior housing transparency will improve the situations for all families.
